How To Get Out of Your Timeshare in 2022

Many timeshare owners feel as if they were caught off guard by their resort when they originally purchased their timeshare. For one, they were usually told that they would only have to sit through a 90 minute presentation, and would get a reward for doing so. These resorts will honor their promise on the reward (whether a gift certificate, cruise, a discounted stay at the resort, etc…),  but the presentation is usually closer to 4 hours as opposed to the promised 90 minutes. The timeshare owner who isn’t prepared to purchase a timeshare, or just doesn’t have the interest, typically feels pressured into buying.  In many cases, the owner is left wondering how to get of their timeshare.

3 most common ways to get out of a timeshare:

  • Cancel within the grace period

Most resorts will allow a certain period of time where you can cancel out of your timeshare without paying, in other words it would be free to cancel out.  Every timeshare deed is different. One deed may have a 30 day cancellation period; another may have a 90 day period, whereas some have as little as a 10 day cancellation. Typically this cancellation period is not mentioned, or not mentioned much during the initial presentation. Therefore most timeshare owners, over 87%, fail to cancel within the allotted cancellation period ultimately adding more frustration to the timeshare owner.

  • Hire an attorney or an exit company

An effective, yet possibly extremely expensive way to get out of your timeshare is to hire an attorney or exit company to get out of your timeshare. This is not free at all. Many exit companies cost between $5,000 to $8,000 per deed to cancel, but studies show that they can go as low as $3,000 per deed to as high as $30,000 per deed. So in other words, if you are a timeshare owner looking to get out of two deeded timeshares, you can generally expect to pay anywhere from $6,000 to $60,000 just to get out. The sad part is that many timeshare owners are so desperate to get out of their timeshares that they will pay. The “timeshare exit” industry is growing for a reason.

  • Give it away

Another effective way of getting out of your timeshare is by simply giving it away. Yes, the resorts have the first right of refusal, but as long as the person qualifies, and if the timeshare itself is paid off, there usually aren’t any issues. The only issue is finding the person to take over the timeshare.
